Mijas and Fuengirola – a real estate perspective

There are three distinct areas of Mijas and Fuengirola that are very different in their nature. There is Mijas Pueblo, Mijas Costa and La Cala de Mijas.  Mijas Pueblo is the original white Andalucian village, with its quaint, narrow cobbled streets, whitewashed village houses and is probably (due to its close proximity to the  coast) the most famous of the villages in Andalucia. Situated 10km form the coast, at 400m above sea level, its elevated position often provides spectacular views over the coast.  A very popular village for both tourists and holiday home owners, it has attracted many artists and writers over the years. Due to its popularity, the local authorities has created a “Foreigners Department” that assists local foreign residents with all sorts of things.

Mijas Costa, which here we include the city of Fuengirola, has a very different vibe. Fuegirola is now one of the largest towns along the Costa del Sol and has a long history of tourism, which began in the 1960’s. Being a large town, it offers all the amenities one needs and has a large shopping center (Miramar), large chain DIY stores, cinemas showing English speaking films as well as a wealth of tourist attractions such as the Aqua Park and the BioParc.

La Cala de Mijas and Fuengirola is a much quieter area but still offers plenty of amenities and services. There are several golf courses in the area as well as many cafés and restaurants. Situated next to the sea and extending back inland, the original part of the village has the typical village houses and narrow streets.  Much of the newer part which has been developed in recent years is just the other side of the coastal highway, but still walking distance to the sea and commercial area. La Cala Golf Resort is a little misleading as it is actually quite far from the village. A beautiful resort nonetheless, with 3 great golf courses and lovely clubhouse and facilities but it is not walking distance to anywhere and necessitates a car.

Property prices in Mijas and Fuengirola area

Mijas Pueblo has always been a desirable place to live with its village charm and stunning views and consequently prices have always been relatively higher than the coastal part of the municipality. As always much depends on the actual location and views, but a villa will cost around 800.000€ – 1.000.000€.  A two bedroom apartment will sell for 250.000€ – 300.000€.

Prices down nearer to the coast in Mijas Costa area, can vary much more. Like Benalmadena, there are plenty of areas to choose from and prices can range quite a lot, so it is impossible to accurately give a general idea on prices.  As always, much depends on its location, proximity to the beach and services and build quality of property. In the city of Fuengirola, a parking space will add value to a property, as parking can often be a problem.

La Cala de Mijas is an area where prices have risen sharply in recent years.  There have been a number of new residential developments that have sold very quickly and this has resulted in the rise in values.  We would estimate that prices in La Cala de Mijas have risen as much as 25% in the last 2 years. There are fewer villas available in this area and the majority of new developments are apartment resorts or townhouses.
